Why Elite Private Lending

  • Built by an operator.

Martin Perdomo has closed 200+ real estate transactions and operates 125 doors in Tampa Bay and Northeast Pennsylvania. He uses this kind of capital in his own portfolio.

  • Structured around the deal.

Purchase, rehab, refinance, hold. We help you match the loan to the business plan, not the other way around.

  • A real team behind the form.

Your request goes straight to Martin’s team and our lending partner. You get a response from people, not a ticket number.

Good deals die in financing.

You found the property. The numbers work. Then the bank wants two years of tax returns, takes six weeks to answer, and still doesn’t understand the business plan. The seller moves on.

Most lenders see a loan application. We see a deal, because we have been on your side of the table more than 200 times.

A bank's timeline reaches day 42 and the seller moves on, while a term sheet typically comes within 24 to 48 hours.

How it works

  1. Tell us about the deal.

A short online form: the property, the plan and the numbers.

  2. Get a term sheet.

Your proposed loan terms, in writing, typically within 24 to 48 hours.

  3. Underwriting and appraisal.

The lender verifies the property and the plan.

  4. Close and fund.

Typically between 7 and 60 days, depending on the loan.

Capital is a tool. Structure is the strategy.

In 2025, Martin bought a 6-unit building in Old Forge, Pennsylvania for $335,000 and put about $95,000 into it. Six months later it appraised at $850,000. The refinance returned about $105,000 more than his all-in cost and left roughly $315,000 of equity in the building.

That is the playbook: buy right, add value, refinance, repeat. The financing is part of the plan from day one.

Frequently asked questions

Is Elite Strategies Consulting Group the lender?

No. We arrange financing through our lending partner. You work with our team from the first conversation, and the loan is made by the lender.

Can I qualify without W-2 income?

Yes. For DSCR rental loans, qualification is based on the property’s rental income, not your personal income.

Do you work with first-time investors?

Yes, with certain conditions. Tell us about your deal and your experience, and we’ll tell you what applies.

Does requesting a term sheet affect my credit?

Requesting a term sheet does not by itself mean we pull your credit. Whether and when credit is reviewed depends on the loan, and it happens later in the process.

How fast can I close?

Typically between 7 and 60 days, depending on the loan program and the deal.

Do I need an LLC?

Not necessarily. If you want to run your portfolio like a professional operator, we strongly recommend one. Setting up that structure is part of what Martin covers in coaching and consulting.

Which states do you lend in?

Every state except North Dakota and South Dakota.

What about apartment buildings over 10 units?

Send us the deal. We’ll tell you directly whether it fits a program we can offer.
