Why we operate here

Northeast Pennsylvania is where we started and where we own the most. It has a durable blue-collar, retail and service employment base, and lighter property taxes and regulation than the metros south of it.

What we buy here is 20 to 150 units of Class B and C workforce housing. We look for buildings that are underperforming, under-managed and carrying deferred maintenance, often long held by a family. The work does not put us off. It is the reason we are interested.

After we buy, we clear the deferred maintenance rather than papering over it and reselling. Professional, service-oriented management goes in from day one. Long tenancy is the whole economic model, so keeping residents is in our own interest.

We don’t flip. We don’t speculate. We acquire, improve, and hold.
